Buyer Brief Deep Dive and Scout Kick-off
• We start with a 15-minute discovery call; if right fit, a 30-minute Buyer Brief session follows. Upon agreement signing/retainer payment, we craft a tailored acquisition strategy for the right property profile.
• Search begins aligned to your brief and strategy, using macro and micro drivers to shortlist the right suburbs.
Survey I (Initial due diligence, pre-shortlist)
• Once we shortlist suburbs from Step 1, we share them and discuss with you, then begin sourcing properties there. If a neighbouring or new suburb surfaces a strong match, we update you so no opportunity is missed.
• We apply D’MANSHA due diligence filters tailored to your brief to decide what deserves your shortlist.

Survey I (Initial due diligence, pre-shortlist)
• Once we shortlist suburbs from Step 1, we share them and discuss with you, then begin sourcing properties there. If a neighbouring or new suburb surfaces a strong match, we update you so no opportunity is missed.
• We apply D’MANSHA due diligence filters tailored to your brief to decide what deserves your shortlist.
Step 3
Shortlist
• You receive a curated shortlist of properties in the identified suburbs, plus any new finds from ongoing research; properties may be on-market, pre-market, or off-market.
• Each option includes a concise report so you can compare, ask questions, and set direction.
Review, Offer and Exchange
• You review with us, give feedback, and nominate the property to proceed.
• We request the contract, run comparables and price modelling, then submit a conditional offer and proceed to exchange subject to conditions agreed with you that protect the buyer. Your solicitor may review before exchange or during the cooling-off period.

Review, Offer and Exchange

Survey II (Post-exchange due diligence and conditions)
• A building and pest inspection is mandatory. For strata-titled property, a strata records inspection is also mandatory. Any additional checks are commissioned only if B&P or strata findings, or the property’s age, warrant them, and are discussed with you before proceeding.
• Based on findings and your solicitor’s input, our negotiators secure buyer-favourable outcomes by adjusting price or terms, or seeking remedies as justified; once resolved, we meet or remove conditions so the contract becomes unconditional.
Secure
• We coordinate settlement with your conveyancer or solicitor, lender and the selling agent, covering statement of adjustments, pre-settlement inspection, ELN/PEXA settlement booking, and verified funds for completion.
• We connect you with trusted professionals such as property managers, trades and insurance brokers. Tenant application guidance is available on request

Secure
• We coordinate settlement with your conveyancer or solicitor, lender and the selling agent, covering statement of adjustments, pre-settlement inspection, ELN/PEXA settlement booking, and verified funds for completion.
• We connect you with trusted professionals such as property managers, trades and insurance brokers. Tenant application guidance is available on request.
